State Electric’s Commercial Division recently completed the Pier 4 Condos electrical core & shell and fit-out project in partnership with Turner Construction. The 239,000 SF, 9-story, 106 unit luxury condominium building was built in parallel with the 372,000 SF Pier 4 Office building, which State Electric also completed late last year. Our team led by Project Manager Jim Ryan and General Foreman Derek Holmes did an exceptional job delivering this high profile residential project.
Given the concrete frame structure, it was imperative that we utilized our building information modeling (BIM) capabilities. General Foreman Derek Holmes and VDC Coordinator Rocco Capalino worked together to use our Trimble Total Station in conjunction with the BIM model to efficiently layout and install all of the interior lighting, riser conduit sleeves, in-slab lighting boxes, condo island sleeves, and pipe rack supports.
Our prefabrication team continues to be a valued partner on our projects by preassembling components in our prefabrication shop, reducing field labor time, and delivering them to the job as needed. At the Pier 4 Condos project, the in-slab support systems for both the electrical rooms and common areas were prefabricated along with the residential unit’s load centers. They were delivered to the site just in time (JIT), complete with mounting accessories, breakers, and homeruns, making for an efficient installation. At State Electric, we’re continuously leveraging innovative methods to ensure superior project delivery.
In addition to the electrical scope, our Low Voltage Systems Division completed the tel/data and security work. This portion of the job was headed up by Project Managers CJ Quinn and Joe Vaccari and Foreman John Rayne. The project consisted of voice, data, and video cabling to all residential units, amenity areas, and parking levels as well as the deployment of access control and CCTV security systems.
Our work at the Pier 4 Office & Condos projects, which began in March 2016, is now complete. We are proud to say that because of our managers’ and electricians’ commitment to excellence, we have been able to maintain a strong presence in the Seaport District by executing prominent projects such as One Seaport Square, 121 Seaport, Pier 4 Office, Pier 4 Condos, 22 Liberty, Yotel Boston, and District Hall.
